First we Demoed the original lath and plaster. Next we framed the house to the clients specifications which were to convert the home into a 2 bedroom 2 bathroom house. During the course of demo we discovered lots of termite damage on the rear wall from the foundation sill to the bottom of the wall studs. We replaced all of the damaged wood members and rebuilt the back wall.
Next we Framed in 5′ closets, two bathrooms, new doorways, a closet for stackable washers. We removed the galvanized water supply pipes and drains and plumbed it all up with new ABS & pex plumbing to the main just outside of the house.
All of the changes needed electrical upgrades as well, so we removed the old mixture of mc cable and knob and tube. Installed a new electric panel, all new wiring & fixtures.
We then hung new sheetrock, taped and textured the entire house with orange peel texture, Installed new laminate flooring, cabinets, quartz countertops, 2 panel doors and all new trim work throughout the house.
All-in-All, this was a major project involving a full kitchen remodel and two bathroom remodel that took around 2 months to complete.
GKing Construction does all kinds of wood fencing projects all over. Awhile ago we were asked to do a new fence in Rio Vista. When we got there we were amazed at oe bent over and overgrown the existing fence was. We were asked if we could ‘fix’ the existing fence, and there was just no way at all.
So what we did first was we removed all of the ivy that was overgrown from the old fence, then we removed the old posts. When everything was ready and the post holes dug we installed new pressure treated fence posts, 3ft deep because of the type of soil. We then strung our lines and installed the rails and pickets for the new fence.
GKing construction focuses mostly on interior remodeling, however, wood fencing is one of the few outdoor jobs we enjoy doing.
San Mateo street was another interior and bathroom remodel project we did in december of 2016. It was a 1300sqft house in a not so great area of fairfield, with an incredibly small budget. This was more of a rehab, than a remodel. The key difference is that a remodel usually involves moving walls, floor plan changes, etc. A rehab is more like a refresh using the existing layout. The total project length for this renovation was 3 weeks from start to finish. Some of the work we did here was:
We fully remodeled this once run down home into a beautiful house. We redesigned and relocated the kitchen, the rear windows and sliding glass doors and in the master bathroom remodel portion of the project we redesigned the master bathroom and closet layout, turning it into a walk-in closet.
